DescriptionThis beautiful property and deceptively spacious cottage is located in the highly sought after village of Plaxtol. Forge Cottage will provide a delightful haven from the hurly burly of urban life, and yet the bustling towns of Sevenoaks and Tonbridge are just a short drive away. This particularly attractive cottage has a part weather boarded exterior above stone and was formerly 2 cottages, which have been sympathetically and perfectly converted into one home, retaining both of the original front doors.
The Downstairs AccommodationThe kitchen units have been cleverly designed with marble worktops to provide a stunning effect. 3 reception rooms await you on the ground floor with exposed beams in the sitting and dining rooms and wood burners in the living and TV rooms. From the dining room, you can go down to the dry cellar, which is perfect for storage or your very own wine collection. An inner lobby and cloakroom complete the ground floor.
The Upstairs AccommodationThe first floor has 2 bedrooms, a study / bedroom and a family bathroom, including the master with its cast iron fireplace, dressing room and ensuite with shower. There are 2 further bedrooms on the second floor, which retain all the original beams and have beautiful views over the village.
OutsideThe rear garden is a true delight and offers so much interest. It is fully enclosed and arranged on different levels to add variety. There is an extensive paved area immediately outside the kitchen and TV rooms with steps up to second paved area and separate stone steps lead to a walkway beneath a pergola with established climbers overhead. Wander around this wonderful garden to see the established climbers, mature flowerbeds and shrubs and there is even room for a large expanse of grass. Stepping-stones across the lawn take you to a gravel area at the bottom of garden, another area for more seating. Hazelnuts can be found in abundance on 2 cobnut trees, and all your gardening tools can be stored in the 2 wooden sheds. Forge Cottage has a wonderful village location, so if you are looking to enjoy village life in a spacious quintessential English cottage, this really could be exactly what you are looking for.
LocationPlaxtol is a thriving village with a wonderful sense of community. It has a village store / post office, a primary school, a village hall, two recreation grounds and a fabulous pub in the form of The Papermakers Arms, which serves excellent food throughout the week. The Chaser in near-by Shipbourne is also well worth a visit. There are also many local societies and clubs, including a range of sporting options including a cricket and tennis club, WI, children’s pre-school and even a theatre group, The Plaxtol Players, who perform a number of quality productions throughout the year. The area itself is of historical significance: the Romans settled here and Ightham Mote, a National Trust property (with fabulous tea rooms!) is within easy walking distance. And if exploring the local countryside appeals, then there are a host of footpaths and bridleways on your doorstep. The market town of Sevenoaks, with its wide range of restaurants, shops, supermarkets and mainline station, is just 6 miles away. The fast and frequent train service to London (London Bridge, Cannon Street and Charing Cross) means that the City is just over 30 minutes away, with the West End accessible in slightly more time. There is easy access to Eurostar at Ebbsfleet as well as London City and Gatwick airports. Both Tonbridge and Sevenoaks are well served by a range of excellent grammar schools, including Weald of Kent, Tonbridge Girls Grammar and The Judd. There are also many independent preparatory options, including Sevenoaks Prep, New Beacon and The Schools at Somerhill, and for secondary level, Tonbridge school and Sevenoaks School, the latter having very successfully delivered the International Baccalaureate(IB) for many years now.
