October signals the heart of Autumn, with temperatures a little cooler, the evenings drawing in and a plethora of seasonal colours, reds, golds, oranges and yellows. House hunters are incredibly active.
Autumn offers plenty of opportunities for buyers and sellers

So, it’s important to get your home on the market and take advantage of autumn which most estate agents believe to be one of the best times to sell a property.
The hues and tints of autumn will make for some outstanding photographs but make sure you are prepared as winter is on its way.

Check that your roof is in good order and if not call out a reputable roofer. You don’t want water seeping into loft areas. Gutters will have to be cleared regularly as this is the time of year that they fill with leaves.

Cut lawns and try to get the last cut in before the grass gets too wet. Long grass can be very off putting to potential buyers. It’s also important to rake dead leaves and any debris. Ensure that paths and patios aren’t slippery and remove moss. Prune and trim trees, plants, bushes and vines and cut overhanging tree limbs to allow more light into your property.
Tidy Up and Fill Planters With Colour
Put the children’s equipment away such as trampolines and goal posts and the bar-be-que. If you store your garden furniture try to leave out a bench or seat that is perfectly placed to enjoy the autumn sunshine.
Ensure that outside planters are filled with colorful autumn flowering plants such as pansies, dahlias, chrysanthemums and begonias.
Windows should be squeaky clean so that as much light as possible can flood in. Potential buyers are bound to notice streaks, fingerprints and places where the pets have rubbed their noses.
Keep The House Warm
Light the Aga in the kitchen and open up a recipe book and place a tempting recipe such as “Autumn Piccalilli with Pear” on a stand. If it’s chilly, light fires and wood burners but if it’s too mild, make sure fires are laid ready and cobwebs are removed. Put the heating on and use a timer so that the heating comes on at least 30 minutes prior to a viewing.
Finally fill rooms with beautiful autumn aromas, scents and flowers and play relaxing music.
